Is the 7.5% first-year net yield promotion Shariah-compliant?

Yes. The property’s net rental income and SmartCrowd’s promotional contribution are treated as two separate payments.

Your rental income comes from your proportional ownership of the property and your share of the net rent it generates. This amount may increase or decrease depending on the property’s actual performance.

If the property’s net rental income falls short of 7.5% during the first year, SmartCrowd will provide a separate promotional contribution equal to the difference, subject to the campaign’s terms and conditions.

This contribution is funded separately by SmartCrowd. It is not presented as rental income or as a fixed return generated by the property. The property itself is therefore not required to generate a fixed rental return.

The underlying investment continues to follow SmartCrowd’s Shariah-compliant fractional property ownership structure.
